The renter gave notice to vacate so we advertised for a new renter immediately on 2nd April, with the first inspection occurring on the 8th April and an available date of 4th May.
Historically after March, the renter demand starts to cool, but we had given ourselves 4 whole weeks to find a renter, so we still decided to test the market at a high $675 per week — $65 per week higher than before.
Over the course of 5 days, we had 3 separate inspections, where we only had 5 groups inspect, not quite hitting our target group size over a 7 day period of 8-12 groups.
However, due to our proactive advertising one month before the Available Date, our campaign still led to securing a suitable tenant on the 17th April 2026 with the new renter moving in on the actual available date; and at the higher rate.
With our swift action, the owner achieved an extra $3,380 per annum by comparison to the previous tenancy.
